How to spot construction companies and projects carrying out illegal projects

The builder file identifies projects that are illegal.

There are significant chances of investment failure if the builder's name and address are unclear in the builder file.

Real estate investment has increased significantly around the world because it is more profitable than investing in any other type of asset. Similar to this, both small and large investors favor real estate investments. Since there has been a property crash in recent years, particularly in Pakistan, the sale of all types of real estate, both legal and illicit, has decreased.

Some mafias are builders as well, selling any illegal project through the "system," and most investments made with such builders result in a 100% loss.

The majority of developers construct their projects on publicly owned or occupied land under the guise of Goth-Abad schemes. These projects are sometimes referred to as Goth-Abad schemes or are also referred to as "system" schemes because the "system" is never present and a builder occupies of land. It has been noted that such schemes are swiftly derailed and the same land is re-branded and re-marketed when a "system" person goes awry at any point. In a similar vein, the builder flees when his illegal projects encounter legal issues. Investors or the poor, who lose their entire life savings during the cheap real estate cycle, are the losers in both scenarios.

When investing in these two number schemes, potential gains and losses should be considered. Investors are at lower risk of losing money if 50% of the development work has been completed, but prices go up and returns decline as a result of this. A game of chance might be a better term for this kind of investment. The average person with a low income may be drawn to such low-cost projects, and if they are successful, they could bring in profits that are 400 times higher than average. But if the project is secure, a poor person can quickly become wealthy because as the project grows, its prices rise as well, making investments in such projects profitable. Another benefit of such projects is that because the property is not registered, neither the developers nor the investors must maintain tax records or pay tax, as tax is only due when the property is lawfully transferred or leased. Ghotabad Sanad, which falls under the category of village land in the Ghotabad schemes, can easily be constructed for5,000 to 10,000. There is never a tax receipt on the builder file, which is always given to the buyer.

Most investors in such projects are low-income individuals who do not pay taxes. However, the risk of loss in these projects ranges from fifty to seventy percent, and the entire amount collected is lost. Only obstacles are recorded in the investor's or buyer's fortune. Additionally, it can take years  get their deposits back. 
Builders with a solid market reputation and a good reputation do not work on these societies' projects. Always do extensive research on these kinds of projects and invest at your own risk. If you lose money,  your entire capital is gone.

How to identify such mafia developers and illegal projects

The primary way to recognize these builders is by the fact that they only produce files bearing the project's or society's name and print the Land Survey number as the address on files and other documents. There is no mention of the builder's own address, phone number, email, website, or other contact information in the file or paperwork. Just by looking at the file, a regular guy purchases a plot. such file can  reveal the existence of two number builders.
